Whilst every project and client are different, I practise a tried and tested approach of delivering construction projects of varying scales, budgets, sectors and contexts.

As a chartered Royal Institute of British Architecture architect, my work process typically follows the RIBA Plan of Work.

The RIBA Plan of Work outlines eight key stages for a construction project, guiding it from initial concept to final use.

Strategic Definition

This initial phase focuses on gathering client requirements, defining the project’s scope, and identifying key performance indicators. Typically, our introductory meeting and my follow-up fee proposal comprise Stage 0.

1.

Preparation & Brief

The project brief is developed, including defining the project’s objectives, budget, and site conditions. Typically, site investigations will involve a measured building and topographical survey, utility searches and planning restraints.

2.

Concept Design

This stage sees the development of architectural concepts that align with the project brief. Deliverables would usually include sketch floor plans and elevations and potentially a navigable 3D model.

3.

Developed Design

The design is developed into a coordinated architectural, structural, and services plan, suitable for planning submissions.

4.

Technical Design

This stage focuses on developing all the necessary design information for manufacturing and construction. The level of technical detail required will vary from project to project, but the result will always be to produce a package of information sufficient for a builder to price and build from. This stage also includes the Building Regulations application and the tender process is applicable.

5.

Construction

The building is constructed, and commissioning is carried out. My services may be retained through this stage to answer contractor queries and administrate the contract if required.

6.

Handover

The building is officially handed over to the client, and any defects are rectified.

Use

The building is put into operation, and its maintenance is planned.

Fee Structure

Whilst every project presents different challenges and complexities, I usually work on a fixed-fee or time-charge estimation basis. My fees are agreed with you before commencement of each design stage, and I am careful to outline all costs associated with each stage. After a complimentary initial site visit, I will prepare a detailed fee proposal outlining your brief, the scope of work, any potential constraints and my corresponding fees.
